Don't repeat your CV line by line — interpret two or three achievements in narrative form rather than summarising all of them.

Don't claim MRICS chartered status if you're not — RICS membership is a checkable fact, and a false claim ends the process immediately.

Don't ignore whether the role is contractor-side or PQS/consultancy-side — a letter pitched to the wrong side reads as a mismatch from the first paragraph.

Don't pad the letter with generic sentences about the built environment being 'an exciting sector to work in.'
